Paradise Destination Club has Zero Mortgage Payments Q. How many of your homes are leased? A. None! Paradise Destination Club homes are not leased Q. What are your total monthly lease payments? A. Paradise Destination Club has NO lease payments Q. What other indebtedness does the club have, {ie} notes to stockholders etc.} A. None. The only indebtedness the club has is the upkeep of the residences which is more than 100% covered by the annual dues. Q. Do you ever rent your homes. A. Paradise Destination Club never allows rental in a Club Home. THE 6 QUESTIONS ABOVE ARE OF UTMOST IMPORTANCE! THEY ADDRESS THE PROTECTION OF YOUR MEMBERSHIP DEPOSIT REFUND! WHAT OTHER CLUB IS WILL ANSWER THEM as we do and PROVE it? Q. Who may use my membership time? A. You designate who will use the home! (as per the membership agreement anyone over 25 with PDC pre-approval - no rentals allowed) The uniqueness of our club is found in our extra effort to recognize and service the needs our members have including to be flexible in who uses their time. Q. If not taking any additional days beyond what the membership offers, can I apply the unused days to the next year? A. No. Any days in your plan not used in a membership year will expire. Q. If not taking any additional days beyond what the membership offers, will there be any additional fees beside annual maintenance? A. No. There are no daily fees for usage at a club owned home. Q. Is there an allowance for additional days based on availability and if so what is the cost? A. Yes. If you go beyond your 40 reserved membership days, you may then use a club owned property on a space available basis (60 days or less). If you exercise this option, there will be a pro-rata charge based on your membership level. Currently it is $200. for additional days beyond 40 for full membership and $250. Per additional days beyond 20 for a Gold Membership. (see above) Q. What kind of refund is offered on the Membership Deposit? How does it compare to our competitors? A. During our Charter Drive, we are still offering a 100% return of the deposit at any time! (Normally it is 80% during the first 3 years) Our refund policy, unlike other clubs that have a 4 or 3 in one out policy and because of our Zero debt PDC guarantee, offers a 2 memberships in one refund out policy. Most important and generally unique to PDC is that our refund is secured by 100% equity (no mortgage) of the Club owned home. Q. Is there a limit to the number of members Per home? A. YES. By contract we can not have more than an 8 members Per home ratio. Our target is 4 to 6 per home. Paradise Destination Club does not now nor will it ever offer an investment or financial increase on the money spent for membership in The Club! We do, however, make it possible, by reducing Luxury Vacation cost by 50% to 90% or more, for members to devote Dollars normally spent on Travel to their own investment strategies!
